MU3A – Aire Park, Leeds

MU3A is a newly developed office complex on the former Tetley Brewery site, located in the heart of Leeds City Centre. Construction began in 2021 on two state-of-the-art office buildings, offering 24 floors of CAT A office space across the two towers. Designed for multi-occupancy, each floor can accommodate different tenants, with a Building Management System (BMS) enabling independent control and monitoring for every space.

JBC Control Systems Ltd. was involved early in the project, collaborating with consultants and the end-user to deliver a tailored BMS solution that includes:

  • Green energy integration

  • Primary ventilation & VAV control

  • Secondary fan coil unit (FCU) control

  • Temperature & CO2 monitoring

  • Cold water storage & boosting

  • Standby electricity generation

  • Landlord & tenant metering

Sustainable Heating & Cooling Solutions

The buildings utilise cutting-edge green energy systems, including heat recovery chillers and air source heat pumps. The BEMS optimises energy efficiency by monitoring internal and external conditions to select the most cost-effective energy solution.

Technology & Integration

Trend Control Systems was selected as the primary BEMS platform, with integration of third-party systems to ensure seamless communication across major plant and metering equipment. Various protocols such as BACnet MS/TP, Modbus IP, Modbus RTU, and MBus were used to achieve full integration.

Fan Coil Unit (FCU) Control

Over 900 fan coil units, equipped with Trend IQEco terminal controllers, provide secondary ventilation and room conditioning. These FCUs were configured in a primary/secondary setup, meeting client requirements for flexible reconfiguration to adapt spaces with minimal effort, programming, or engineering.

Comprehensive Monitoring

Metering systems monitor electricity, heating, cooling, and water consumption, while a central supervisory PC with Trend’s IQVision software oversees building operations. Accessible both locally and remotely via a standard web browser, this system ensures efficient monitoring and management.
